Dallas-based Ascent Investment Partners has purchased 36.83 acres of commercially zoned land along Interstate 30 in Rockwall, citing nearby residential growth as a reason for the investment.

The property, called Rockwall 36, sits at the southeast corner of I-30 and Corporate Crossing/Farm-to-Market Road 549, with access to both roads, according to an Oct. 13 Rockwall County Herald-Banner report.

Ascent officials identified retail stores, restaurants, entertainment venues and hotels as potential uses. The acquisition announcement did not identify tenants, a construction schedule or the purchase price.

Co-founder Tom Dosch said the firm sees commercial development opportunities as residential growth expands across Rockwall, Fate and Royse City.

The latest North Central Texas Council of Governments estimates illustrate that growth. As of January 2026, Fate had an estimated 30,204 residents, up about 68% from the 2020 census. Royse City had 26,145 residents, an increase of roughly 94%.

Rockwall’s population reached an estimated 54,744, compared with 47,251 in 2020.

The purchase is Ascent’s third investment along the I-30 corridor east of Dallas, following acquisitions in Greenville and Royse City.

Founded in 2021 by Tim Dosch, Tom Dosch and David Marshall, the firm reports approximately $116 million invested across Texas and more than 770 acres acquired across 22 properties, according to its website.

The acquisition comes as construction continues on I-30. A Rockwall County progress update projects completion of the section from Dalrock Road to SH 205 in October 2027. The eastern segment, from SH 205 to the Hunt County line, is expected to finish in June 2028.

For now, Rockwall 36 remains a land acquisition with potential commercial uses. Ascent’s announcement does not establish what will be built or when development could begin.
