Nearly half of Rockwall home listings took a price cut in the three months ending in June, and the trend is accelerating across North Texas.

Redfin data cited in a Grey Square analysis published Aug. 21 showed 46.5% of Rockwall listings underwent a price reduction during that period, up 5.9 percentage points from a year earlier. The citywide median sale price fell 9.31% year-over-year to $489,728.

The picture is sharper in neighboring Collin County. Parcl Labs' Jason Lewris told WFAA on Wednesday, Sept. 16 that "you have upwards of 70% of homes that are undergoing price cuts" there. Statewide, roughly 48% of Texas listings have seen reductions, up from 40% in April, according to a Sept. 3 Parcl Labs research report.

One concrete example sits in Rockwall's Nelson Lake Estates. A new-construction RockWell Homes build at 2118 Euclid Drive listed March 31 at $694,000. After three price cuts totaling $49,000, the home closed Aug. 20 at $645,000. It spent 126 days on the market.

Aggressive homebuilding is a major driver. Lewris told WFAA that builders in Dallas, Austin and San Antonio have been cutting prices to move inventory. Parcl Labs data cited in an Aug. 21 Home Marketing Services report showed builders represented nearly 30% of homes for sale statewide. Texas housing inventory now sits at roughly twice monthly sales, according to Parcl Labs, and the four largest metros have accounted for about 15% of all new housing stock added nationally since 2020.

The oversupply has created what Lewris calls "accidental landlords." He told WFAA that 12% of single-family rentals across Texas come from owners who tried to sell and could not. Real estate broker Joe Atkins of Joe Atkins Realty, whose firm has active Rockwall listings, told WFAA his brokerage has leased more luxury properties in 2026 than in roughly the past decade.

Atkins described a Prosper listing priced just over $1 million that drew zero showings in 30 days. He warned that pricing even $10,000 above comparable homes can make a listing invisible to buyers who set hard search filters at round numbers.

Local MLS data tells a more nuanced Rockwall story. NTREIS figures reported by The Dunnican Team show the city's median sale price was $510,000 in August, down just 1.4% from a year earlier. Homes sold at 95.4% of original list price and spent a median 39 days on market, faster than the 52-day median a year ago. Active listings in the city fell 23.3% year-over-year to 401.

Countywide, the numbers run cooler. The McCoy Group reported 1,182 single-family homes for sale across Rockwall County in August, representing 6.1 months of inventory. Homes received an average of 94.9% of list price and spent 65 days on market.

The Texas Real Estate Research Center at Texas A&M reported in August that statewide home prices had declined for 13 consecutive months since June 2025. The median seller price cut statewide was $12,000, or 3.3% of the initial listing price. The center described the DFW market as "moving closer toward stabilization."

Parcl Labs' Motivated Seller Index ranks Texas as the fourth most motivated seller state, with a score of 6.28 against a national average of 5.62.

Realtor.com's annual timing analysis, cited by The Dunnican Team, names the week of Sept. 27 through Oct. 3 as the most buyer-friendly week of the year nationally, with an estimated $14,000 in savings on a median-priced home compared with the summer peak.
